Light is usually the first thing a basement gets wrong, and the hardest thing to fix afterwards. A below-grade room with a single small window feels like a cellar no matter how good the finishes are, so getting natural light deeper into the plan is decided at layout stage, not added at the end.
Below grade, the mechanical systems matter as much as the finishes. Air movement, dehumidification and the location of everything that needs servicing all have to be planned around the finished ceiling height, and a suite conversion changes the plumbing, egress and separation requirements again — which is why we work through all of it before the layout is locked.
